    A Service Manager oversees all the maintenance of an apartment community. A successful candidate is one who is dependable, experienced and can take direction. The Service Manager will work with the Community Director and be responsible for the completion of all work tasks in a safe and efficient manner, in accordance with company safety standards.


    • Prepare and/or supervise the preparation of apartments for occupancy
    • Complete service requests and preventive maintenance
    • Performs maintenance and repairs on electrical, plumbing, HVAC systems, as well as small and large appliances
    • Manage service staff including staff scheduling and address staffing issues promptly
    • Perform carpentry work and paint interiors and exteriors as needed
    • Maintain Inventory and order maintenance supplies as needed


    • Experience in apartment maintenance or related field preferred
    • Strong verbal communication skills and customer service skills
    • All service personnel are also required to have a personal set of general tools
    • Ability to lift and carry up to 80 pounds
    • Push/pull up to 200 pounds
    • Have a valid driver license and reliable transportation
    • HVAC certified

    A groundskeeper is someone who is physically fit, enjoys spending time outdoors, and not afraid of a little dirt to provide regular care for an apartment community. The main objective of the Groundskeeper is to ensure upkeep of the property, buildings, and grounds.


    • Grooming of the property
    • Collection and disposal of trash
    • Assist in the movement of appliances when needed
    • Water flowerbeds and community plants
    • Clean community common areas (i.e. pools, gazebos, etc.)


    • All service personnel are required to have a personal set of general tools
    • Be able to lift up to 80 pounds

    Responsibilities include but not limited to:

    ·        The general appearance and maintenance of the community

    ·        Ensuring the property's efficient operation on a day-to-day basis

    ·        Plan and execute effective preventive maintenance program

    ·        Maintains proper levels of inventory and orders maintenance supplies as needed
